Tax number and bank account: the first two steps in Antalya

· Author: Grand Emlak

For a foreigner buying or renting in Antalya, the first two tasks are a tax number and a bank account; official sources only.

Potential tax identification number

The Revenue Administration (GİB) offers the "Potential Tax Identification Number Application for Foreigners" through its Digital Tax Office for foreigners who will carry out taxable transactions in Türkiye. The online form asks for name and surname, gender, foreigner identity number if any, place of birth, parents' names, country of residence, passport number, mobile phone and address; the applicant confirms that the information is correct and submits the form. The tax number is needed not only for the title deed but for later obligations too. According to the GİB guide for persons not resident in Türkiye (limited taxpayers), they declare only income earned in Türkiye; returns for 2025 residential rental income are filed between 1 and 31 March 2026 through the Pre-filled Return System, and the residential rent exemption for the 2026 calendar year is set at 58,000 TL. Bank account: identity verification rules

Under the Regulation on Measures to Prevent Laundering of Crime Proceeds and Financing of Terrorism, banks in Türkiye must verify identity regardless of amount when establishing a continuous business relationship, and verification is completed before the relationship begins. For natural persons the bank records name, surname, date of birth, nationality, type and number of the identity document, address, specimen signature and occupation; for non-Turkish nationals the place of birth is recorded as well. The same regulation states that the identity of non-Turkish nationals is verified against a passport, a residence document or an identity document approved by the Ministry. The address declared in a continuous relationship is confirmed by a residence certificate, an electricity, water, gas or telephone bill issued in the person's name within the three months before the transaction, a document issued by a public authority or other methods approved by MASAK. Article 6/A also allows remote identification where the relevant legislation permits it. Source: Legislation Information System – MASAK Measures Regulation, accessed 08.10.2026

What do banks ask for?

Banks' pages for foreign customers make this framework concrete. Türkiye İş Bankası, for example, states that foreign nationals need a valid passport not older than ten years or a valid residence permit; either a foreigner identity number issued by civil registry offices or a tax identification number issued by tax offices; and proof of address such as an electricity, water, gas or telephone bill issued in their name within the last three months, with the application made in person at a branch. The document list varies between banks and depends on residence status; check your chosen bank's current list before opening the account.

While a tax number may suffice for those without a residence permit, foreigners who own immovable property in Türkiye may apply under Article 31 of Law No. 6458 for a short-term residence permit of up to two years at a time; a residence permit also opens the door to the foreigner identity number that banks accept. The foreign exchange purchase document at the land registry

According to the announcement of the General Directorate of Land Registry and Cadastre, since 24 January 2022 foreign natural persons acquiring property by purchase must present a foreign exchange purchase document (DAB): the buyer sells the foreign currency to a bank in Türkiye, the bank sells it to the Central Bank and issues the DAB, and the document is submitted to the land registry office. The amount exchanged in the DAB is recorded in the official deed as the value on which fees are based; for acquisitions aimed at citizenship, the bank receipt of the transfer from buyer to seller is also required. The same mechanism applies to citizenship by investment: under paragraph 10 of Article 20 of the Regulation on the Implementation of the Turkish Citizenship Law, the foreign currency amounts for the property, deposit, government debt instrument, fund and private pension routes are sold before the transaction to a bank operating in Türkiye and by that bank to the Central Bank; the implementation rules are set by the Central Bank of the Republic of Türkiye.
