· Author: Grand Emlak

Turkish citizenship by investment

Foreigners who buy property above the set minimum (USD 400,000 since 2022) and register a 3-year no-sale annotation on the deed may apply for citizenship together with their spouse and children under 18. Payment must go through a bank and be supported by an SPK-licensed valuation report. Several properties may be combined.

Process

  1. Selection of eligible property (deed type and annotation suitability checked)
  2. Valuation report, bank transfer, title transfer with 3-year annotation
  3. Certificate of conformity (General Directorate of Land Registry)
  4. Residence permit application
  5. Citizenship application; approval usually takes 3–6 months

Property-based residence permit

Foreigners owning a registered home may obtain a short-term residence permit. Some provinces and neighbourhoods apply foreign-resident quotas (closed neighbourhoods) and a minimum value requirement (USD 200,000 in metropolitan areas). Your agent checks the current list of open neighbourhoods in Antalya.

Please note

  • The “Citizenship eligible” and “Residence eligible” badges on our listings are preliminary assessments; final eligibility depends on the deed record and valuation report.
  • Shared or floor-easement deeds may carry extra conditions.

Legislation changes frequently; verify current conditions with your agent and lawyer before applying.
