Can foreigners buy property in Türkiye?
Yes. The reciprocity requirement was lifted in 2012; citizens of most countries can buy homes, commercial property and (within limits) land outside military zones. Transfer takes place at the Land Registry on the same day.
What are the purchase costs?
Roughly 5–7% of the price: 4% title deed fee, valuation report, DASK insurance, notary/translator and agency fee. See the “Taxes and Costs” guide.
Is the asking price negotiable?
The listed price is the seller’s asking price; negotiation and payment terms are handled through your agent. Price history is shown on the listing page.
Can I buy remotely?
Yes. Live video tours, title transactions by notarised power of attorney and payment by bank transfer. The power of attorney can be issued at a Turkish consulate abroad.
Can I get a mortgage?
Listings marked “Mortgage eligible” qualify for Turkish bank loans; conditions for foreigners vary by bank. The calculator on the listing page shows sample instalments.
What do the deed types mean?
Condominium (kat mülkiyeti): independent unit with occupancy permit (safest). Floor easement (kat irtifakı): based on the building licence, occupancy permit may be pending. Shared: several owners. Land deed: building not registered; careful review needed.
How is the maintenance fee set?
By the site management plan; pool, security, garden, lift and staff costs are shared per m² or per unit. Monthly fees are stated on listings.
How do I book a viewing?
Use the “Viewing / Tour Request” form on the listing page or write on WhatsApp; your agent replies within 24 hours.
How do saved searches and alerts work?
After registering, save your filters with “Save search”; matching new listings arrive by e-mail (and browser notification if you allowed it).
I want to sell; what should I do?
