Guide to Buying Property in Türkiye
· Author: Grand Emlak
1. Define your brief
Purpose (living, investment, holiday), budget (price plus roughly 5–7% purchase costs), location (Muratpaşa/Lara, Konyaaltı, Belek, Alanya, Döşemealtı…) and type (apartment, villa, land, commercial). Your agent prepares a shortlist.
2. Viewings
We visit the shortlisted properties together; if you are abroad we arrange a live video tour. For each property we share the title deed record, condominium status, occupancy permit (iskân), monthly fees and site management details.
3. Legal due diligence
- Title deed and encumbrance check (mortgage, lien, annotations)
- Municipal zoning status and occupancy permit
- Military/security zone check for foreign buyers (performed by the Land Registry)
- Valuation report by an SPK-licensed company (mandatory for foreign buyers)
4. Deposit and preliminary contract
Once price and payment plan are agreed, a written preliminary contract is signed and a deposit paid (typically 5–10%). Delivery date, inventory and withdrawal terms are stated clearly.
5. Title transfer
At the Land Registry appointment the price is paid through a bank, the title deed fee (4% of the sale price; split by agreement), service fee and DASK earthquake insurance are completed. Foreign buyers need a tax number and a sworn translator. The deed is issued in your name the same day.
6. Handover and after-sales
Utility subscriptions, notification of the site management, rental management or home care. Grand Emlak remains your single point of contact after the sale.
