Foreign buyer trends: what the TurkStat bulletins say

· Author: Grand Emlak

The only official measure of foreign buyer interest in Antalya is TurkStat's monthly house sales bulletin; this article relays only the bulletin figures.

Where the data comes from

The Turkish Statistical Institute announces house sales at provincial level every month in a press release; the "House and Workplace Sales Statistics, August 2026" release was published on 17 September 2026. The releases are on the TurkStat Data Portal; the figures here are taken from those releases and from news agency texts relaying them verbatim, with the month and year next to each number. 2025: Antalya in second place

According to the annual data in TurkStat's December 2025 release, 1,688,910 homes were sold in Türkiye in 2025, an increase of 14.3 percent on the previous year. Sales to foreigners fell 9.4 percent to 21,534 and made up 1.3 percent of all sales. Istanbul with 7,989, Antalya with 7,118 and Mersin with 1,800 homes were the top three provinces; by nationality the Russian Federation with 3,649, Iran with 1,878 and Ukraine with 1,541 led. In December 2025 sales to foreigners rose 5.1 percent to 2,541. Source: Sözcü (relaying the TurkStat December 2025 release), DHA (relaying the TurkStat 2025 annual release), accessed 08.10.2026

As CNN Türk reported on the basis of TurkStat data, the 2025 total is the lowest foreign sales figure in nine years; the same report lists Ankara with 769 and Yalova with 461 homes in fourth and fifth place among provinces, and Germany with 1,376 and Iraq with 1,292 in fourth and fifth place among nationalities. Antalya's 7,118 sales equal roughly a third of the 21,534 total; that ratio is our calculation, not a bulletin figure. Source: CNN Türk (relaying TurkStat 2025 annual data), accessed 08.10.2026

August 2026: the mid-year picture

According to TurkStat's August 2026 release, house sales in Türkiye fell 14.7 percent year on year to 127,410; first-hand sales were 44,378, second-hand sales 83,032 and mortgaged sales rose 7.2 percent to 22,131. Sales to foreigners in August rose 0.1 percent to 1,938 homes, 1.5 percent of the total; in January–August they fell 6.3 percent to 13,141. In August most homes went to citizens of the Russian Federation (343), Ukraine (147) and Iran (140). The relayed texts give no provincial breakdown for August, so we do not quote Antalya's monthly figure here. Reading the numbers

Sales counts say nothing about prices: according to the Central Bank's August 2026 Housing Price Index, the annual nominal increase in the Antalya, Burdur and Isparta region was 19.5 percent against 23.0 percent for Türkiye, while the nationwide real change was a 6.5 percent decline. Reading the fall in foreign buyers together with the price index is sounder than drawing conclusions from either alone. Source: CBRT – Housing Price Index, August 2026, accessed 08.10.2026

The foreign sales in the bulletins cover title deed transactions made with a foreign exchange purchase document since 24 January 2022; according to the General Directorate of Land Registry and Cadastre, the document issued when the buyer sells currency to a bank and the bank to the Central Bank is recorded in the official deed as the value on which fees are based.
